2. Information Accuracy
While we strive to keep all room descriptions, prices, and availability updated, the information on this website does not constitute a formal offer. Final details will be confirmed in the formal Tenancy Agreement.
3. Booking and Commitment Fee
To reserve a property, a 1-week commitment fee (Holding Deposit) is required.

Non-refundable: If the applicant provides false information, fails the Right to Rent check, or unilaterally withdraws from the process.

Deductible: If the tenancy proceeds, this fee will be deducted from the first month’s rent.
4. Referencing and Right to Rent
All prospective tenants must undergo a referencing process. This includes:

Identity: Verification of identity (Passport/ID).

Income: Proof of income or employment.

Legal: Right to Rent checks as per UK legislation.
We reserve the right to refuse a tenancy if references are unsatisfactory or if the Right to Rent cannot be verified.
5. Payments and Security

Move-in costs: Before moving in, the tenant must pay the first month’s rent and a security payment (equivalent to one month’s rent).

Bills: All utility bills (Water, Gas, Electricity, Council Tax, and WiFi) are included in the monthly rent unless stated otherwise in the specific room contract.
6. Notice Period and Checkout

Notice: Our standard notice period is 2 months, applicable after the initial first month of stay.

Refunds: Refunds of security payments are processed within 14 days after checkout, subject to a satisfactory room inspection and account closure.
7. Privacy and Data Protection
By submitting your details, you consent to HomeLinkToday collecting and processing your personal data. Your data will be handled in accordance with UK GDPR.
